Half Full! (or Half Empty?)
We successfully filled 2 out of the 4 units available in our building. We are very fortunate to have had both of the tenants move in during the same week that they viewed the units. I have also contacted a couple of other potential tenants who seem interested, so things are looking up. That is very good, because the cash reserves were starting to dry up. Breaking even is good for now.
Right now, we are putting finishing touches on the third unit so that it will be ready to be occupied, then we have to do a major overhaul on the final unit. After we finish the work, I have a feeling that I won’t be around the property much and probably won’t ever meet many of the tenants who live there. This is fine by me and overall should save me a lot of headache, but it was nice in to be able to talk with both of the current tenants. It’s reassuring to know that the people who are living there are good, responsible people who want to live there and that they are not just there because it is all that they can afford.
Wish us not luck, but an honest return on the investment that we have put into this. Hopefully within the next month or two, we can have the whole place filled and start sitting back on the couch and opening the envelope that contains the check each month. One can hope and dream…
